Intermittent Rotation issue

Evening!
Usually, everything happens as defined in the docs - flaps mid, full throttle on the brakes, release, accelerate, at 90kts gently lift the nosewheel and wait for it to start climbing at 120.
8 times out of 10 this happens. The other times (and I cannot see a pattern) I get to 90 or even 100 and there is little to no authority from the elevator - I end up having to go more or less full deflection and it will "bite" at around 120 and climb. Once climbing the controls react exactly as they should.
I've checked the flaps are set and pitch trim is neutral - any ideas?

@b3lt3r When you do a Runway start, wait for the Cinematic to complete... This will give engine enough time to stabilize, and for the Hydraulic pressure to completley come up. Then check the Fuel screen from the upper menu and make sure the fuel in the Fuselage tank has completely transfered to the Wing tanks. This fuel transfer is the normal way that fuel is fed from the Fuselage tank and will move the CG slightly, which can affect the takeoff rotation.

@retiredman93231 Interesting thanks but I never start from runway - it's always cold and dark because the sounds are so beautiful when the engine spools up :-)

@retiredman93231 I have found that when doing a "Runway" start, if you wait until ATC has completed giving you your full takeoff clearance before pressing "Ready to Fly" the engine and hydraulic systems will have had enough time to fully stabilize.
